This building has become known as the “tallest hotel building” in North America. The total building area of 370,000 sf became possible by importing air rights from adjacent sites and theater sites located several blocks away, making the 35:1 ratio, the highest FAR achieved in New York City.

The program called for two independent hotels with different characters, selected service Residence Inn with 261 suites and the extended stay Courtyard by Marriott with 378 rooms. The two hotel types were vertically stacked, separated by the sky lobby on the 35th floor with floor to ceiling windows. This floor is also accommodated with exercise facilities and an outdoor sundeck. The project also includes restaurants, ground floor retail, cellar and subcellar, meeting and conference center, business center and lounges.

The hotels share a common entrance lobby area, fitness club, laundry, lounge and bar area, and outdoor terraces. In addition to the complex program of the dual hotels, this approximately 750ft tall tower located on a rather small site of 10,000 sf was designed, proportioned and shaped to allow maximum sunlight to reach Broadway and 54th Street.
